This process includes a background check, which assesses a potential tenant’s criminal, credit, and employment history. Only successful applicants can sign the lease and move into your rental.

Rent Collection

Rent collection can be a time-consuming process. That's why we utilize a state-of-the-art payment system. This ensures you can easily receive and track payments and transactions in real time. It also allows tenants to quickly pay rent as it supports several payment methods such as credit cards and bank transfers. Our streamlined process fosters a transparent and stress-free property management experience.

Maintenance

Benefit from our proactive approach to maintenance! We'll ensure your property is effectively managed and always up to code. Whether you have an emergency or routine repair, our phone lines are always open with friendly staff ready to assist. Tenants can also send maintenance requests online and we'll quickly resolve the issue.

Enforcement

Our lease agreements outline tenants' responsibilities including due dates and late payment penalties. We utilize an automated system to notify tenants if their rent is overdue to mitigate the risk of delayed payments. This advanced system helps hold tenants accountable for their rental payments. If the rental payment isn't made after the grace period, we charge the tenant a late fee.

Our Transparent Management Fees

$100 each month, per unit

  • New lease fee- 50% of the full month’s rent

  • If we do not manage the property, the new lease fee charged is equal to one full month’s rent

  • Lease Renewal- no charge

  • Set-up/Start-up Fee- $100 per unit

  • The administrative fee is charged yearly in December and is based on the number of units (starting at $50 per unit, per year)

  • $50.00 per hour for additional reports (minimum charge of one hour)

  • Management fees cover rent collection and preparing and sending monthly statements.

Maintenance
Fees

  • General maintenance- $70.00 per hour (minimum charge of one hour)

  • Mechanical/Plumbing/Electrical Maintenance- $90.00 per hour (minimum charge of one hour)

  • Emergency Maintenance- after 5:00 pm Monday-Friday, all day Saturday & Sunday, and holidays observed by management- $100.00 per hour

  • Lawn Care- Prices based on seasonal rates

Eviction
Fees

  • Delivery of 3-day notice $50.00 (tenant charged $50.00)

  • Deliver final notice- no charge

  • File eviction with the courts- $475.00 (includes attorney and one court appearance)

  • File writ- currently $100.00 + court service fee (may change without notice)

Optional Services Offered

  • One-time inspection fee- $75.00 per unit

  • Estimate for repairs- $50.00 per estimate
    *If the property is vacant, no management fee will be charged. Your property is only checked when shown to prospective tenants.
